About Our Client
Our client is a well-known MNC firm currently looking for a real estate transaction expert to be based in Shanghai covering the Asia Pacific region, but mainly focused on Greater China market.

Job Description

As part of the Global Transaction Management team, which is responsible for Real Estate Strategy, Real Estate Planning, Transaction Management and Property Management, the Real Estate Transaction Manager is responsible for the execution and closure of all real estate transactions and, in close co-operation with the portfolio managers, the development of alternative real estate scenarios to accelerate the alignment of the real estate portfolio with the portfolio plans.

• Conduct negotiations with regards to: real estate transactions, incentive schemes such as rent free periods, tenant allowances or otherwise, settlement agreements with regards to asset retirement obligations or otherwise
• Procuring of real estate valuation reports and review of such reports.
• Provide SME support to co-operate with Portfolio Planners and Regional Portfolio Managers in order to develop real estate strategies.
• Participate in Due Diligence teams within Mergers & Acquisitions and provide advice with regards to analysis of real estate aspects (assessment of portfolio value, identification of liabilities, risks and opportunities).
• Participate in disentanglement teams within Corporate Investments and provide advice with regards to all real estate aspects.
• Maintain network with peers within the real estate industry and keep up-to-date with developments on real estate markets and best practices by reading industry specific publications and attending relevant seminars.
• Initiate and drive development of RE policies, guidelines and best practices within RE division and align best practices across regions.
• Provide Global HQ with insight in real estate market developments and contribute to the corporation’s overall real estate strategy.

The Transaction Manager Real Estate reports directly to the Vice President of Global Real Estate Transaction Management based in the Global HQ.

• Project management skills and techniques
• Excellent language/communication skills (English and local language fluent, verbal and in writing)
• Profound understanding of ethical behavior
• Ability to operate and proactively act in a dynamic and changing environment
• Knowledge of financial analyses such as NPV, IRR as well as sound understanding of financial impact of decisions on P&L account and balance sheet
• Knowledge of accounting standard IFRS and its impact on real estate aspects
• Knowledge of (international) civil and public legal principles
• Multi-tasking ability and priority management skills
• Coaching and managerial skills
• Understanding of and capable to deal with cultural aspects across region(s)
• Vast understanding of corporate real estate value chain and capable to leverage external (broker’s) expertise with the company’s business processes and strategies
• Broad knowledge and vision on real estate topics
• Capable to work in management teams
